• This is a small, triangle shaped parcel that is all tillable.

• The Crop Productivity Index (PI) is 130 with Arenzville soil type.

• Public road access is located along the entire south side by County Road 9 (the Arenzville to Meredosia Road).


METHOD & TERMS

All 4 tracts will sell on a price per acre basis, based on the taxable acres on Tract 1 and the surveyed acres on Tract 2, 3 & 4. Tract 1 will be sold first, then Tracts 2 & 3 will be offered through the marketing method of “Buyer’s Choice” whereas the high bidder can elect either or both tracts for their high bid. We will then sell Tract 4. The tracts will NOT be offered in their entirety or in any combinations at the conclusion of the auction.

Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing. The closing will be on or before Monday, November 26, 2018. Title insurance in the full amount of the purchase price will be provided by the seller. Seller will pay the 2018 real estate taxes, due and payable in 2019. Buyer(s) will be responsible for the 2019 & all subsequent real estate taxes. An executors deed will be furnished. All tracts sell free & clear of any hunting leases for this fall and all tracts sell free & clear of tenancy for 2019. Bidding is not contingent upon financing; all buyers must do their due diligence.
