The auction will be conducted on-site.  We will start with misc. farm supplies and livestock equipment.  At 12 NOON we will sell the real estate followed by the farm machinery and any remaining items.

157.6 Acres in Monroe County MO to be offered in three tracts ranging from 15.8 acres that is the Boillot homestead to 75.7 acres of highly tillable farmland.
The farm will be sold by the acre using the choice method between Tracts 1 and 2, then Tract 3 will sold by the whole on a standalone basis.
A survey has been completed.

Tract 1 (South piece) consists of 66.1 acres of which a high percentage is tillable, it has frontage all along the east side on Hwy. 151, and on the south side it fronts and has access off Monroe County Road 930. There is a small piece of woods in the south west and south east corners, and a narrow strip of woods along the County Road, along with a small isolated island of woods in the center of this tract. Tract 1 has waterways and some terraces. There appears to be approximately 6 acres of this tract under a permanent Federal wetland easement, a survey is available. There is 1.9 acres in CRP.
Tract 2 (North piece) consists of 75.7 acres of which the bulk is open and currently being used for permanent pasture and hay production, a high percentage could be converted to cropland. There is a 25.5 acre Conservation easement on this tract. There are just enough scattered trees and wooded fence rows to provide some winter shelter and summer shade. Tract 2 has frontage all along the west side on, and access from Hwy. 151.
Tract 3 (The Boillot Homestead) consists of 15.8 surveyed acres with frontage and access from Hwy. 151 along the west side. There is a Conservation easement on 3.4 acres of this tract. The Boillot home is on this tract, it is a full brick, ranch style house with a full, finished basement, that has a total of 2,946 adjusted sq. ft. of living space, with 2 bedrooms on the main floor and an extra bedroom in the basement, and two baths, one on the main floor and the other in the basement. The house also has a new metal roof that was installed in 2016, a wooden back deck, a two car attached garage with new insulated garage doors. The house has central air conditioning, and electric radiant heat in the ceilings, in addition it has a Buck Stove wood burning insert in the basement. The house is hooked to rural water and has a lagoon for a septic system.
Other improvements on Tract 3 consist of a 54' X 100' X 16' Morton pole barn, perfect for machinery storage and livestock production. It is wired for 110 V. and 220 V. electric, it has a partial concrete floor in it, and in the southwest corner there is finished office space. There are also four functioning grain bins on Tract 3.
The Boillot farm represents a wonderful opportunity to buy a Monroe County combination farm with quality row crop acres, pasture, and some functioning improvements including a very nice house on it with all the amenities needed to make a great place to live in the country.
