Selling approximately 333 Acres± (subject to survey) in 3 tracts.

Location & General Information
Land is located approximately 7 miles south of Paris, MO in Sections 2, 11 & 14, T53N•R11W, Monroe County, MO. From Paris, MO take Hwy. 15 south to Hwy. M, then west approximately 6 miles to Hwy. C, then north 3 miles to farm.

Land represents highly productive tillable cropland as well as exceptional whitetail deer & wild turkey hunting acreage.

Tract Information
Tract 1 • 86 Acres (Subject to Survey)
• FSA figures should indicate approximately 75.93 acres of tillable cropland.
• Predominant soil types: Armstrong, Mexico, Leonard & Gifford.
• Land represents highly productive tillable cropland with the balance in small wooded areas.

• NOTE: This tract has 75.93 acres enrolled in the NRCS’s EQIP (Environmental Quality Incentives Program) program that pays landowner to establish cover crops on the enrolled acres. Maximum payment rate is $54.12 per acre and the program expires 12-30-19. Method and Terms
Acreages in this advertisement are estimated. A survey will be completed prior to the sale on all 3 tracts. All 3 tracts will be sold on a price per acre basis based on completed surveyed acres. Tracts 1-3 will be sold through the marketing method of “Buyer’s Choice” whereas the high bidder can purchase (in any order) any or all of Tracts 1-3 for their high bid.

The farm will not be offered in its entirety at the conclusion of the auction. Bidding is NOT contingent upon financing.

At the auction immediately following the bidding, the winning bidder(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment, payable to Monroe County Abstract & Title Co., Inc., which shall hold the money in escrow until closing.

The balance of the purchase price will be due at closing which will take place at Monroe County Abstract & Title Co., Inc. on or before April 11, 2018.

Full possession will be given at time of closing. Farm sells free and clear for the 2018 crop year.

The 2018 real estate taxes and subsequent years will be the responsibility of the buyer(s). Title Insurance in the full amount of the purchase price will be provided. Closing costs will be split between buyer and seller.
