METHOD AND TERMS

The Leady farm will be sold in one individual tract and on a price per acre basis, based on taxable acres. There will NOT be a survey conducted.

Immediately following the auction, the successful buyer will be required to enter into a written purchase agreement with the seller, and pay 10% of the bid price down as earnest money with the balance due at the time of closing on or before Monday, January 29, 2018. Title insurance in the full amount of the final purchase price will be provided by the seller. The 2017 real estate taxes, due and payable in 2018, will be paid by the seller by way of a credit at closing based on the most recent ascertainable tax year. Possession will be given at the time of closing. The farm sells with full 2018 farming rights.
