The Schafer farm is located at the southeast edge of Warsaw, IL. The farm is further described as being in Sections 10 & 11, T4N – R9W, Wilcox-Warsaw Township, Hancock County, IL. The farm represents tillable & recreational acres, wildlife habitat, building sites & more!

TRACT INFORMATION

Tract 1 – 26 Acres± (Subject to Survey)

FSA figures should indicate 11.88 acres of cropland currently in row crop production.
The balance is in timber & draws which are excellent whitetail deer & wildlife habitat.

METHOD & TERMS
All 4 tracts are currently being surveyed and will sell on a price per acre basis, based on the surveyed acres. Tracts 1 – 4 will be offered through the marketing method of “Buyer’s Choice” whereas the high bidder can elect (in any order) any or all tracts for their high bid. “Buyer’s Choice” of auctioning will continue until Tracts all tracts have been sold. The tracts will NOT be offered in its entirety at the conclusion of the auction.

Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing on or before Wednesday, December 6, 2017. Title insurance in the full amount of the purchase price will be provided by the seller. The 2017 real estate taxes, due and payable in 2018, will be paid by the seller. The 2018 real estate taxes will be paid by the buyer(s). Possession will be given to the time of closing subject only to the current tenant crop acres. There are no hunting leases associated with the property.
